How long does a foam roof last?
With appropriate maintenance a properly installed SPF roof can last the life of a building. The roof may require minor maintenance. The coating component of the SPF roof system can be renewed by recoating in 20 to 25 years. It is very rare that an SPF roof needs to be torn off and replaced. This fact allows SPF roofs to have much lower life cycle costs than other types of roof systems.

Does it provide energy savings?
SPF provides the highest per inch R-value of any commercial roof insulation material. The bright white acrylic coatings used are highly reflective and meet Energy Star, Title 24, LEED and Cool Roof requirements. However, the energy savings provided by the roof will vary depending on the use of the building and the amount and performance of the existing insulation. CCC has a powerful calculation program which can forecast the energy savings based on the specifics of a given building. Please contact CCC to discuss this tool.

Can you walk on it?
SPF roofs are durable and are resistant to the normal foot traffic found on most commercial building roofs. On buildings with heavy roof traffic additional protection such as walkpads or raised walkways may be required. CCC has developed a Roof Traffic Guideline which addresses when additional protection is required.

Can other trades work on my roof?
After your SPF roof is installed other trades working on the roof should review CCC’s Guideline for Other Trades. In general, during other construction such as HVAC unit installation, care should be taken to protect the roof from damage. A temporary plywood platform works well.

How much maintenance is required?
In general, SPF roofs require very little maintenance. CCC recommends that the roofs are kept clean and that the roofs be inspected annually.

If I need to install a new HVAC unit what happens to my warranty?
Penetrating your SPF roof will not void the warranty. If a penetration is needed contact CCC’s service department. The penetration will be properly sealed and incorporated into the warranty. If a penetration is made and sealed by others it will not be covered by CCC’s warranty however the warranty over the remainder of the roof will remain intact.

How long does it take to install?
In general, SPF roofs can be installed more quickly than other types of roof systems. For a re-roof on a typical 30,000 sq. ft. building the project duration is typically around 2 weeks. For larger projects CCC will mobilize multiple crews and has the capacity to complete 100,000 sq. ft. projects in less than 3 weeks.

What will be the impact on the building’s occupants during the installation?
CCC works on occupied buildings on a daily basis with very little impact on the building’s occupants. Working on a roof does cause some noise which is generally the loudest at the start of the project while carpentry and sheet metal work is being performed. The materials used are very low in odor, however CCC will take steps to prevent any odors from entering the building.
